How much was the final cost of remodeling and building improvement?
The total cost of remodeling project was approximately $346,000. For exact costs and details of contracts please contact the CZC office, where we will happily provide you with the necessary paperwork. Our project involved working with 13 dedicated contractors as followings:
Base Inc. (Parking lot and rear side concrete work): Contract amount: $73,000 (3 weeks contract)
Roozbeh Kohnoori (Repair and painting of building exterior, Removing some of structural deficiencies, Crawl space conversion to storage, Front yard landscaping, donation tree installation, Main building plaque/signage installation and all detailing and touch ups in the building) : Contract amount: $38,700 (Different contracts in 2 month time frame)
Highwood inc. - Ka vous K ont (Entrance, stair and balcony concrete work, Prayer room, Preparation room, stage painting, Kitchen and restroom remodeling, Par imarz Java nshir and Ras hid Mehin Hall painting, Note: In addition to the scope of work of contract mentioned above, Kavous donated the cost for material and labor for Kitchen tiles, kitchen countertop granite, and kitchen sink, women restroom wall and floor tiles, women restroom faucets, men restroom wall tiles and building entrance light) Contract amount: $99,923 (Six different contracts, including change order in 3 months time frame)
San Diego Stage lighting (Professional stage lighting and controller) Contract amount:$9,458
Luis Salazar ( Audio/Video system, Projector and screen, streamlining device) Contract amount:$23,240 Gary Raub Association (Motorized Stage curtain, Ra shid Mehin and Par imarz Javanshir Hall's drapery/sheers) Contract amount:$32,000 PAC ( Air Conditioning units) Contract amount:$20,718 Nader Tabiyanian (Electrical work - interior) Contract amount: $10,241 NIPA INC. - Fereydoon Goshtasbi (Main/local panel replacement and exterior works including all SDGE/City permits) Contract amount:$0 The total cost for material and labor was donated by Fereydoon Goshtasbi Michael Zakharchenko (Wood works on entrance door and stage stairs) Contract amount: $6,100 Bob Glass (Prayer room window Glass) Contract amount: $1,636 Dempsey Alarm (Security work -Camera and alarm) Contract amount: $4,850 Mai Kiem NGOC (Fencing) Contract amount:$16,500 Chandeliers/ Ceiling fans Purchase and installation $8,800
Please note that we did not engage any external general contractor or third-party entity to oversee the management of this semi-complex project. Instead, the entire project was skillfully overseen by dedicated members of our Building Improvement Committee. Special thanks to Ro stam Akhta rkhavari who took the lead in this project. Also we would like to recognize Kam biz Foro odi for his volunteer support to many technical aspect of this project. Also a big shout-out to Dar yush Ba stani for supporting our building improvement team as needed basis. Additionally, we extend our gratitude to Beh nam Abad ian and Ho oshang Fara hmand, our board of trustees, for their support and financial guidance throughout this endeavor.
Is there any other Building Improvement planned for the future?
For now, we would like to call our improvement project a complete task. However we expect to have a roof replacement project in a very close future (May be in upcoming summer) at the time, we may plan for adding the solar system to the building and save money for our utility costs. Furthermore, we see a growing needs for a beautiful patio cover (shade) in our parking lot to facilitate outdoor activities regardless of weather conditions and seasons. We have also installed two AC units at main hall and want to experiment if the comfort condition during big events is met, otherwise we may need to add another unit to this building. These are not a developed thought yet. We keep you posted while our team continues to recover from this phase of construction.
